Terry,
I have reviewed your estimate and our estimate and found the following differences:
Vanity Area/Room
1 . You are showing 1 dehumidifier for 6 days. You told me that the
unit was left there because of the asbestos testing and homeowner
availability.
2. You are showing 8 days fan days. Our estimate is showing 2 for 3
days.
8 days of rental is the total for 2 air movers for 4 days as outlined in the F9 note.
3. contents - move and reset - Small Room. You are showing .5 for
this. I would like to see CON ROOM for 1.
We will make the change.
4. Water Technician - per hour you are showing 2 hours at a cost of
$53.57. If you put in the CON ROOM above it gives you $55.41.
We will make this change.
5. You are showing floor protection - heavy paper and tape. This
should not be needed. This is a ceramic tile floor and you are extracting
the water from it.
Floor protection for a tile floor is absolutely necessary. After the floor is extracted, it needs to be protected from scratches and other possible issues throughout the drying/demo process. This is pretty much industry standard to do this.
6. Tear out toe kick and bag for disposal 7 LF. This should be 7'-1"
or 7.08
We will make this change.
7. Cabinet - lower (base) unit - Detach. Your are showing 7.1. This
should be 7'-1" or 7.08.
We will make this change.
8. Tear out wet drywall, cleanup, bag, per LF - up to 4" tall. Our
estimate doesn't show any removal of drywall needed.
It was our professional opinion that this area needed to be removed.
9. Sink - single bowl - Detach. You are showing 1 and this should be
2.
We will make this change.
10. Apply anti-microbial agent 36.60 SF. We agree with this.
11. Water extraction from hard surface floor 36.60 SF. We agree with
this.
Garage
12. Dehumidifier (per 24 hour period)_ - Large - No monitoring. The
garage is an outside area and dehumidifiers should not be used.
A containment chamber was made in the area (see item 14) to enclose the affected areas, thus making it into a drying chamber and not an outside area. Air movement and dehumidification is necessary to dry wet materials. Our opinion is this is justified along with Item 14
13. Air mover (per 24 hour period) - No monitoring 4 Ea. Our estimate
shows 1 fan for 3 days.
It took 4 days, not 3 so this is accurate.
14. Containment Barrier/Drying Chamber (288.00 SF. Our estimate does
not show any need for mold remediation so this is not required.
See above note on item 12
15. Contents - move and reset. We agree with this.
16. Tear out wet drywall, cleanup, bag for disposal 36 SF. This
should be 32 square feet.
We will make this change.
17. Tear out and bag wet insulation 32 SF. We agree with this.
18. HEPA Vacuuming - Light (PER SF) 12 SF. We don't show any mold in
this room and this is not needed.
HEPA vac is industry standard when doing any sort of cleaning after a water loss. The presence of mold is not the contributing factor. Being clean and professional is as the HEPA removed 99.97% of all particulates .3mircrons or larger. However, there was a small sectio | 10/15/2015 12:53:40 PM |
